AUCTION COSTS: 

        Commissions: The seller decides how much the Seller pays and how much the Buyer pays.

        Expense Items: The Seller controls a written budget for all Marketing.  i.e. Flyers, newspaper, Internet Websites, REALTOR meetings, Banker meetings, Attorney meetings, CPA meetings, etc.                               

TIMING:    The Seller decides when to sell at auction.

        Minerals or NO minerals

        Possession, when and how

        Closing Date

        Escrow Fees for Buyer & Seller

        Reserve Sale or Absolute Sale

        Seller Financing, if any

        Supply abstract or Title Insurance and who pays
